Civil work on a display village that will be one of the largest for Master Builders in Queensland has commenced construction at the Coomera Retreat Estate on the Gold Coast.
“We have received all council approvals, and the land will be finished by Christmas,” said QM Properties Sales Manager, Damien Ross.
The Coomera Retreat Estate, located on northern Gold Coast has been a consistent high performer for QM Properties.
“This corridor between Brisbane and the Gold Coast is one of Australia’s highest growth areas,” said Queensland Master Builders Association (QMBA) Display Village Manager, Andrew Rockley.
“There is no gap in the land between the two cities now, and a large population is commuting daily both ways,” he said.
The QMBA Display Village will showcase 26 homes, featuring all the top builders in Queensland.
“We support the idea of display villages wherever possible,” said Damien. “Whilst there are now CGI images and virtual tours, people still like to see, touch, and feel the real thing.’’
QM Properties, Queensland’s largest privately owned developer, estimates that 30 percent of their sales come from visits to display villages.
“The development of a display village within the growth corridor will be critical in driving new home sales, creating jobs, helping builders who are just coming out of the end of a tough market,” said Damien. “We envisage that due to the enviable location of the village, this is set to be the leading display village in South East Queensland.”
Industry peak body, the QMBA believe that the display village concept offers value for money buyers.
“Display villages are very much in favour with both the builders and clients,” said Andrew. “We have been doing them for 30 years and they are more popular than ever.”
“Having options like the virtual tours has resulted in the presentation quality being improved massively with interiors and colour designed professionally,” he said. “It has not diminished the foot traffic, in fact our numbers have increased with now over 100 people a week going through most villages now.”
“Potential buyers do their research on the net, but then visit villages so they can physically touch and see the quality,” said Andrew.
The builders also benefit from being together in the same space, with the overall view that clients gravitate to the villages and give ‘mass’ to the concept.

The site for the Coomera Retreat Village is a high profile corner opposite Masters Home Improvement, a shopping centre and family restaurants.
“Display homes came into vogue after the war in the building boom of the 1950’s,” said Damien. “They were used to highlight the emergence of new home appliances and show how the modern family aspired to live.”
“The land had been earmarked for walk up residential units, but we recognised it as such a good high traffic area for a display village that we approached council and started working towards obtaining the necessary approvals.’’ said Damien
The new village will open mid-2015, with builders such as Metricon, Coral Homes, Newstart, Clarendon, Simonds, Burbank and Stylemaster to name a few.
Damien puts the success of the Coomera Retreat estate down to a combination of location, the covenant and the size and width of the blocks.
“Our location, midway to the Gold Coast and Brisbane is a big selling point,” said Damien. “It is located next to the planned Coomera City Town Centre, close to the M1-access at Exit 54 and Coomera Rail Station.”
“The position, the infrastructure and the quality of the development are the key factors in a successful precinct,” said Damien. “Coomera Retreat is now at the lifecycle stage where buyers can see the quality and style of the area.”
“The big blocks have hilltop views to the hinterland and many of the other blocks have panoramic vistas of the Gold Coast skyline including Southport and Surfers Paradise,” he said.
