QM Properties have reported a steep spike in sales for their Forest Pines development near Buderim at the Sunshine Coast.
Fifty blocks of land have been sold in the last six months and nearly all as home and land packages.
“Stage 2A is completely sold, and there are only a few left in Stage 2B,” said Damien Ross, Sales Manager at QM Properties.
“There has been a noticeable pick up in enquiries since the election right across the board,” he said. “But at Forest Pines it is really moving quickly now.”
Apart from the stimulation of the election outcome, Damien also feels that a shortage of new land at the Sunshine Coast is also a factor in the results
“Forest Pines is well situated, close to the beaches and the CBD of Maroochydore yet still has a rural feel with the view to the ranges,” he said. “We also have a very good team of builders for the house and land packages.”
The buyers are drawn from local Buderim residents and fly-in-fly-out miners.
“50% of our buyers are made up from these two groups,” Damien said. “Our buyers have generally looked at everything else available in the nearest 10km radius and find Forest Pines can deliver more in quality and price.”
The entry price for a 450sq metre block in a house and land package is $36,990, with $550,000 for a top end home on 650sq metres.
“These blocks are larger than most in the area,” he said. “The average block on the Sunshine Coast is 400 square metres, but Forest Pines land has an absolute minimum 413 square metre size in the current stage and many lots well over 600sqm.”
“There is a new Montessori School due to open which will offer primary and secondary classes including their popular rural subjects”.
There are a lot of high quality modern designer homes with skillion roofs under construction at Forest Pines and one builder is putting the finishing touches to his display home in the estate.
QM is about to release Stage 3 of Forest Pines, with over 50 registered buyers. This new stage is more elevated than the current stage and the lots are near level so it is also expected to perform well in the market. Within the stage there are selected lots overlooking parkland and the beautiful subtropical forest found in the Buderim region.
“We have a lot of confidence in the Sunshine Coast” said Damien. “We will be releasing some exciting news later in the month about another new development we have coming up in the Noosa region.”
All developed lots are either registered or soon to be registered with easy to build home sites with wide frontages and large back gardens.
Parkland within the Forest Pines immediate area includes the Mooloolah River National Park, Buderim Forest Park with its waterfalls and boardwalk and the beautiful Foote Sanctuary.
“Forest Pines enjoys a niche on the Sunshine Coast that is highly sought after,” said Damien. “It is very quiet and peaceful, in a rural setting, yet is only 10 minutes to Sunshine Plaza.”
