Building a new home can seem like a daunting exercise for most, however with the benefits ranging from government grants to lower living costs with new homes being more efficient, discerning buyers are increasingly opting away from the established home option.
Project homes are the most popular option for residential housing in Australia, particularly popular with first and second home buyers.
According to Metricon Homes Regional Home and Land Manager, Andrew Boulding, building with Metricon is a popular choice with buyers looking to build, as they are able to build to their specific needs, while having the responsibility of project management removed.
Metricon homes are also more affordable due to economies of scale and buying power for finishes like tiles, splashbacks, tapware and doors.
“There are so many variables when starting the process of building a new home,” said QM Properties Sales Manager, Damien Ross. “There is selecting the area where you’d like to live, the estate, the homesite and the builder.”
When selecting land, there is a trade-off between smaller affordable lots suited to first home buyers and bigger blocks which work for upgrading home buyers who need a back garden large enough for a family.
“Topography is also important for potential buyers to weigh up,” said Damien.
With slope or gradient of land, the flatter blocks are less expensive to build on. But on the other hand, high elevated land will deliver a view or vista from a deck or balcony. Orientation is another variable, with preference for afternoon sun in the back garden preferably away from the kitchen and living areas.
“Soil is another point to consider, with instability in the soil or underground rock can cause an increase in building costs,” he said.
QM Properties and Metricon has teamed up to bring to market a number of fixed price home and land packages, which not only deliver a great price but peace of mind for buyers looking to build their new home.
“Buyers can be certain what they will be up for,” said Damien. “Even if there is an unexpected issue like hitting rock, or a soil test problem, there is no additional cost for the buyer.”
Packages are available in five QM Properties residential communities, ranging from Brisbane’s Northside, Southside and beachside.
“We have various home designs on offer” said Damien. “There is a package available to suit all lifestyles and life cycles from first home buyers to retirees.”
For those seeking a home in a central location, close to schools, shops and easily accessed transport, Central Park North and The Village at Burpengary estates are ideal, with homes starting from $336,826.
Buyers looking for a homestead style home, can choose from a selection of larger homes, including a well-priced 4 bedroom, 2 bathroom home on 4066sqm at Jimboomba Woods for $481,104.
Whether the home buyer is looking for a well planned residential community, an acreage or beachside development, Metricon has a home to suit, with many different designs.
