QM Properties have just released the final stage of their residential community of ‘Coomera Retreat’ in the northern Gold Coast corridor.
“Stage 15 completes the 450 lot residential community, that features some of the highest land in the area,” said QM Properties Sales Manager, Damien Ross.
This final stage features the most elevated land within the estate, that offers views to the North East and home sites featuring 20 metre wide frontages, that will appeal strongly to buyers wanting to showcase architecturally designed homes.
“These new big blocks have views towards the hinterland and panoramic vistas of the Gold Coast skyline including Southport and Surfers Paradise,” he said.
“This final release is unusual in that there are home sites that feature 600 square metres of building envelope, with an additional 400 square metres set at the rear of the property,” said Damien.
This abundance of space could be optimised by architects who specialise in home designs with elevated living areas, that will make the most of the views available.
A landscaped garden ‘room’ to showcase the sub-tropical and tropical trees and shrubs of the region would also be an appealing use of this land.
“The upper garden could be linked to the lower level by stone or timber stairs or a waterfall and water feature,” said Damien.
The garden could also feature a ‘sundowners’ deck that would be the ideal location for the beginning of a dinner party or end of a long lunch.
“Roof top bars are really on trend now for extending the usage of space,” said Damien. “They look wonderful in the evening with creative use of lighting.”
A heated spa or lap pool could also be incorporated to create an all year round party haven.
Alternatively, a colourful parterre vegetable and herb garden would be a practical but still visually appealing use of the terrace. Vertical gardens could be also be incorporated to link upper and lower levels.
For the more practical minded, a children’s play area could be constructed in the backyard and be far enough away for peace and quiet, but close enough for supervision.
“This area could also work well to place a shed for storage, which could be screened by garden from line of sight,” he said.
The controlled community development standards put in place at Coomera Retreat has meant that home sites are only sold to owner-occupiers. This has resulted in immaculately presented streetscapes, manicured gardens and modern designed homes, which have elevated the estate to being one of the most prestigious in the area.
The influx of enquiry for the final stage at Coomera Retreat has been largely from second and third home buyers from the Gold Coast, looking for hard-to-find larger home sites. The earlier stages of the development proved popular with First Home Buyers looking for an affordable, yet quality estate in the Northern Gold Coast’s growth corridor.
The success of Coomera Retreat can also be attributed to a combination of access to the Pacific Motorway Exit 54 and being only 26 kilometres from Surfers Paradise, as well as proximity amenities including education and shopping hubs.
“The eagles nest on this latest stage offers a variety of design options for the home owner to choose that is a bonus that will add value to the house,” said Damien.
