It Takes a Village

QM Properties have announced the launch of their new development in north Brisbane, The Village at Burpengary.

Stage One will be released by the end of March 2014, with the first 37 lots coming onto the market.

In total, on completion The Village will cover 150 lots, to add to this fast growing area in South East Queensland.

“The land size will vary from 300 to 500 sqm, which is perfect for compact new homes,” said QM Properties Sales Manager Damien Ross.

“The land is quite high, with gently undulating grassed hills,” said Damien.

The Village at Burpengary will appeal to first home buyers due to its size and location, as well as investors.

“The smaller blocks appeal to young first home buyers, the young families who want a free standing home at an affordable price, but is also close to the highway for an easy commute,” he said.

QM’s research has shown that there is a strong demand in the market for land on the Northside of Brisbane that easily accesses the highway, for residents to head into the CBD or Sunshine Coast.

“On the outer Northside it is difficult to get onto the highway quickly, it’s a rat run through the suburbs,” said Damien.

“There is also no new land available for development this close to the arterial Bruce Highway North.”

‘The Village at Burpengary’ is 1.5km to the Bruce Highway with Brisbane 40 minutes away, and a 45 minutes’ drive to Maroochydore,” he said.

The close proximity of major shopping centres at Morayfield and Burpengary also appeals to young families.

“These features also will press the buttons for investors with big returns due to the central location, access to the Bruce Highway and Queensland Rail at Burpengary,” said Damien.

The medical hub at Caboolture, with a private and public hospital, has created a need for more investment properties close by, with a growing pool of quality renters sourcing homes.

The area is also well served by the education sector with seven state and private schools, TAFE and QUT Caboolture campus close by.

“The education department have announced that a new state of the art high school will open Burpengary in 2015,” said Damien.

“Statistically, families often locate into the catchment area of quality schools for the family,” he said.

“So this is another sweetener for The Village.”
