QM Properties communities offering lifestyle benefits proving to be a hit with buyers


Communities offering lifestyle benefits, within commuting distance of the Brisbane and Gold Coast CBDs, are proving a hit with buyers, says QM Properties.

The developer is behind the top three most viewed Queensland communities on during the last quarter , with a fourth project also rounding out the top 10.

QM Properties’ Coomera Waters community on the Gold Coast was the most viewed land project, with its location on the banks of Coomera River and suite of amenities luring potential homebuyers.

It was followed by Sandstone Lakes, situated north of Brisbane in Ningi, just five minutes from Bribie Island, and Jimboomba Woods, offering acreage land in Brisbane’s fast-growing¬† southern corridor.

QM Properties’ Pacific Cove masterplanned community in Pimpama, which ABS figures show is the fastest growing suburb in Queensland, came in as the 10th most viewed project during the quarter.

Another of the developer’s communities, Central Springs at Caboolture on the Sunshine Coast, was the most viewed Queensland project on for 2018.

QM Properties General Sales Manager Damien Ross said, across the board, the communities ticked the key location and lifestyle benefits homebuyers were searching for.

“The old real estate adage of location, location, location is still a top priority for homebuyers, but we’re increasingly seeing lifestyle as a major factor in the decision to buy,” he said.

“While the communities are located across a broad range of areas, stretching from the Gold Coast to the Sunshine Coast, they all have a common thread – they are located in some of the fastest-growing areas in Queensland.

“We are seeing buyers looking to these growth areas, as they see the opportunity to get a foot into the property market, or to make that next step up the property ladder, with a brand new home in a location primed for expansion.

“All of these areas are also very commutable in distance to the Brisbane CBD, or other major city centres.”

Mr Ross said QM Properties focused on establishing communities that offered lifestyle benefits – whether that –


– be a position close to the water or bushland – along with amenities that add to everyday convenience.

“For example, Coomera Waters features a 70-berth marina with direct access to the Gold Coast Broadwater, and a string of recreational facilities, including extensive parklands connected to more than 20 kilometres of eco walking trails,” he said.

“It also boasts the popular Sandy Beach Park, with a beach volleyball court, pebbled beach, playground and seating areas, and the Coomera Waters Marina Village precinct, with a tavern, restaurant, cafe, supermarket, chemist and medical centre.

“There are now just 40 homesites remaining at Coomera Waters, starting from $299,000, so we’re expecting these final lots to sell quickly.”

Mr Ross said Sandstone Lakes’ position five minutes from Bribie Island, coupled with its affordable price-tag, had made it a popular address for first home buyers, families and empty nesters alike.

“We are now into our penultimate release at Sandstone Lakes, so the opportunity to secure a homesite there is quickly dwindling,” he said.

“Lots in the community start from just $217,000, so it really ticks that box of affordability, particularly given its sought-after location surrounding a picturesque lake and close to the ocean, Bruce Highway and Caboolture Train Station.

“It is also close to lifestyle amenities, like the Pacific Harbour Golf and Country Club and Sandstone Point Hotel, shops and schools.”

At the 550-lot Jimboomba Woods community just 14 homesites now remain,  where blocks range from 4000sqm to 2 hectares, and are priced from $269,000.

“Our focus at Jimboomba Woods was on redefining the concept of country living, with all the city comforts like NBN and town water connected for residents,” said Mr Ross.

“The community features a sprawling three hectare District Park, with green space, barbeque areas and play equipment, and is located in the heart of Jimboomba, with the conveniences of the bustling town centre in easy reach.”
